Tenant Responsibilities

  • Replacement light bulbs
  • Replacement fuses
  • Blocked sinks and wastes
  • Hoover bags/filters/belts
  • Maintaining adequate ventilation
  • Ongoing cleaning
  • Cleaning of windows
  • Washing machine broken due to overloading/bra wires/coins in filter etc
  • Appliances - due to misuse
  • Refuse disposal

Reporting Maintenance / Repair

If you experience a maintenance problem, please understand that we categorize problems into urgent and non urgent repairs. The time scales in which we undertake to repair your problem, relate to how urgent the repair is.

URGENT REPAIRS: These will be a priority and will be dealt with within 48 hours, parts permitting.

  • Gas Leak - Contact Transco immediately - 0800 111 999
  • Water Leak - Turn off the stop cock (Usually located under the kitchen or bathroom sink)
  • Loss of Electricity - Check your fuse box. call your electricity supplier to establish whether there is a power cut in your area.
  • No heating or hot water - Ensure you have read and understood the instructions to your boiler and heating system.
  • Any issues causing significant further damage to the property

NON URGENT REPAIRS: These will be dealt with within 7 days, parts permitting.

  • Broken oven or hob
  • Broken washing machine
  • Broken fridge freezer

MINOR REPAIRS:

Minor repairs such as damaged furniture, loose cupboard door handles and broken light pulls are classed as minor repairs, and will be dealt with within 28 days.

PLEASE NOTE, YOU COULD INCUR CHARGES IF THE CALL OUT IS CLASSED AS A TENANT RESPONSIBILITY

LOSS OF KEYS

You have been provided with a full set of keys to your property at the beginning of your tenancy. Should your keys be lost or misplaced, we reserve the right to change all locks and keys to the property at your expense. There is a charge of £30.00 for each key that has to be replaced and a callout charge of £50.00 if we are called out to give a Tenant access to the property.
